The morning was exceptionally cold on July 7, 2016 as rain was continuously pouring the night before. The gloomy weather was particularly a challenge but never did the J3 HealthWatch team allow it to dampen their spirit. They were all set, ready to begin the busy day ahead as the most awaited J3 HealthWatch Health Caravan, the first wave of a series of health caravans for the Luzon provinces, commences. With hearts full of strong desire to change people’s view and perspective regarding their health, the cohesive team of five, headed by Jamaica Lemana (Doc Jam), a registered chemist and naturopathic doctor, set out to the Provincial Convention Center of Quezon at Lucena City following a two-day outreach at the Local Water Utilities Administration (LWUA) Residence which also served as the kick-off venue for this week-long activity.

            J3 HealthWatch Health Caravan and Outreach Program started in Doc Jam’s beloved hometown, the humble yet beautiful City of Kidapawan, North Cotabato. The reception of the people who had been reached out by the Health Caravan proves positive. Words of the benefits of the Caravan spread rapidly in different towns, consequently making it easy for the HealthWatch team to bring it further to different provinces in Mindanao. These include Davao, Zamboanga, Bukidnon, General Santos, Cagayan de Oro and Maguindanao to name a few. The overwhelming acceptance of the people on lifestyle medicine is very inspiring. We have heard of feedbacks on how lifestyle medicine changed patient’s quality of life and how these patients yearn to echo what they have learned to others. And now that J3 HealthWatch Health Caravan has already made its impact down south, the team decided that it’s time to share it to the distant Northern provinces and in due time, the wonderful Visayan archipelago.     

It is the strong advocacy of J3 HealthWatch Health Caravan to promote Lifestyle Medicine. Utilize it in the promotion of health, prevention of illnesses and treatment of diseases. Many are asking if Lifestyle Medicine is synonymous with alternative medicine. To an extent, it is. Lifestyle Medicine practically is the integration of the modern practice of medicine and healthy lifestyle aimed at lowering the risk factors of chronic diseases through adequate nutrition, proper physical activity and exercise, strong social and family support and reduced exposure to disease-causing environmental factors. We strongly believe that the most important causative factor of diseases in our lifetime is people’s destructive lifestyle practices --- cigarette smoking, delayed and skipped meals (especially breakfast), over eating leading to excessive weight gain and obesity, frequent “fast-food” or restaurant eating, lack of exercise, inadequate sleep, excessive soda drinking, abusive synthetic medication use, negativism, depression and stressful lifestyle. These may not be something we haven’t heard of, but the fact remains, that though people know the injurious effects of the above on their health, they remain unrelenting. As we know it, breaking the bad habit is far more arduous than it may seem. Our conviction is that by correcting these deterrent lifestyle practices, we will unquestionably prevent diseases, foster body homeostasis and promote health. The task at hand is tough but through health awareness and education coupled with health coaching and motivation, the outcome is favorable. 

The recently concluded Health Caravan at LWUA Residence and Lucena City, Quezon Province showed its promise. The reception was astounding. Close to a hundred patients came for consultation. Through the latest, safe and accurate technology of the Magnetic Resonance Analyzer (MRA) and Diacom Feedback Analyzer (DFA) utilized as assessment tools, together with a comprehensive health history, patients had the opportunity to have their health thoroughly checked-up for a very inexpensive price of one hundred pesos for the MRA and three hundred fifty pesos for the DFA. The consultation allowed patients to know better the health conditions of up to twenty of their vital organs and how these conditions relate to each other. Patients were given a clearer understanding of their integral health status. J3 HealthWatch also introduced twelve variants of herbal supplements, all manufactured and owned by the company with due approval from the Food and Drugs Administration. More importantly, patients were taught the proper practice of herbal management, tailor fitting these herbal supplements according to their body needs in order to alleviate their chief complaints. They were made to understand the benefits and disadvantages of continually taking synthetic medications vis-a-vis the herbal and organic meds. The health team ensured that ample time is given to each patient in coaching them regarding lifestyle-based interventions customized to address their health concerns. And since the services and products offered during the Health Caravan are low-cost and very affordable, even the financially challenged clients were able to avail them. 
The recent Health Caravan would not have been realized if it’s not for the unwavering support of the LWUA Residence management through Ms. Jannet Gojocco and the dynamic Quezon Tourism Department headed by Mr. Alberto “Jun” Bay Jr and Ms. Glaisa Torcelino. In fact, their efforts paved the way for the second wave of Health Caravan come August 12 – 21, 2016. The two offices already expressed their commitment to support the next Health Caravan assuring us that more people will be informed and invited and be educated. The next waves of Health Caravan will be more extensive as J3 HealthWatch aims to bring it to the provinces of Bulacan, Pampanga, Cavite, Laguna, Batangas, Rizal, Camarines Sur, Camarines Norte, Pangasinan, La Union, Ilocos Norte, Ilocos Sur, Aurora, Nueva Ecija, Cagayan Valley, Appari even the Batanes. Price, Location and Time:  A Basic Guide to First Time Real Estate Buyers

It  was a normal day when I got a call from a young professional. He is very eager to invest in a property. So as any Real Estate Broker,  I asked for some pre-qualifying questions.

First Scenario

 It turns out, the buyer wanted a Single Detached House and Lot near EDSA Quezon City so I was thinking maybe I can source out somewhere along Quezon Avenue, Mother Ignacia, New Manila or maybe even Cubao Area.  Then the house should be at-least 3 bedrooms and 2 bathrooms  and a car garage. As a Real Estate Broker with years of expertise, my mind is shouting  “PIECE OF CAKE”. Then we moved on to the financial aspect.  That is where he dropped the atomic bomb when he said that he can afford monthly payments of Php 8,000 per month.  He has not saved any for the downpayment and he wanted to move in asap.  If you can dissect my brain you will see that I’m having doubts about the sincerity of this buyer.  The questions that came into my mind are: Is he really serious about this? Am I just wasting my time? It turns out that the fellow really is a serious buyer. But if you take a look at the information that he provided, then the 3 factors would come into play.

The location is fine considering that the buyer is opting to purchase in a prime city location. The time factor is ok because the buyer wanted to move-in as soon as possible and there are available properties that are ready for purchase or mortgage. The only factor that is way off is the price. Considering that the buyer’s budget is at Php 8000 per month, assuming that this is under mortgage we can see that mortgage that he can afford is roughly around Php 1,100,000. 

At first glance that seems like a good number, he can afford to pay mortgage for Php 1,100,000. Now here is the tricky part. The townhouse prices alone in the specified areas are roughly ranging from Php 7,000,000 and up. A single detached house however would fetch a good price of around Php 15,000,000 or more.  Now you can see the problem.
Second Scenario

I met this buyer online through an email inquiry. She’s working abroad and was able to save a hefty amount ready for downpayment. Her preference is more on the sub-urban areas up north. So the best choice would be around Bulacan area. As usual, most buyers preferred a Single Detached/Attached property which is something that I already have in mind. We went through the usual process of pre-qualification then on to the online presentation since she’s working in Dubai. Everything went well, the price quote was ok. The project and the location itself is perfect for her requirements. I only needed her commitment so we can move forward considering that there are only 3 units left. And there she was, having a cold feet and a thought of hesitation. After an hour of back and forth communication, she told me that she needs to think about it and she will just notify me once she is ready.

The budget is ready, the project is ready, the location is perfect and the availability is there.  I waited and waited and a good six months went by.  There she was, very eager to ask for the updated price, and she ready to commit and reserve the house. Alas! The whole 200 house/unit project is already sold out. I checked and re-checked so as to help her but to no avail, there were no open units left. She was stunned and I could almost hear her thinking “sayang” just by the tone of her voice. 

The money is ready and available, she liked the house, she liked the location and everything about the project. Time wise, there are 3 open units left at that time but she didn’t took the risk. So you can see from the scenario that you may have the money and may have found the perfect location and you may have already decided to commit but the question comes in to play. Are there any available units left? If it’s too good to be true, then it probably is and you’re not the only one who’s interested in the opportunity.

Third Scenario

So we go back to that very same project with just three available units left. It turns out that two of my close friends are looking for a property. The first one is married to an OFW. They initially wanted a property in Quezon City with a good budget in mind. We went on a tour to check out some properties within the city. With her budget, she can get a good townhouse, but she wanted something bigger. As a helpful broker as I am, I showed her the pros and cons of choosing a different location. I told her that for the same amount of money, I can get her a single attached, 3 bedroom house in the sub-urban area.

So there we have it, after weighing the options. She has the budget, there are still available units, she decided to go with a sub-urban location. It’s a done deal, and now it’s down to just 2 units. 

A second friend, also working in Dubai is seeking a property. I showed her the same project with only 2 units left. The location is fine by her. The only challenge would be on the financial side. I advised her that this is the best deal that you can get considering that there are only 2 options left and her choice is the one with the bigger lot. It took her a bit of a courage to take the challenge and reserve the unit. It motivated her to push harder to be able to earn enough money for the monthly payments. And there we have it, it was down to 1 unit.

Now I guess everyone was asking, who bought the last unit. It was actually purchased by another buyer through a different agent, one day after the lady from the second scenario called. In just a matter of hours.  She lost that opportunity.

As a real estate buyer, we need to understand the factors of Money, Time and Location. These 3 factors need to be lined up in order for you to get a property that fits your requirements. You need to be able to choose which 2 are non-negotiable and which one is adjustable.  Knowing these factors will make it easier for you and your agent in finding the right property. Plus, you won’t get that certain odd look from your agent by having OUT OF THIS WORLD / UNREALISTIC requirements and expectations.

One of the most common dilemma for a first time property owner is whether to sell or lease their first house, apartment or condo unit.  This usually happens when for employees who need to relocate due to circumstances in their careers. They might have been offered with a job that pays better but is located elsewhere. Another circumstance would be for newly wed couples who decided to purchase their dream home.  One of both of the couples may have already purchased a property before they got married.
So the basic question comes into play. Should we lease or sell the property?

It really depends on what you are planning to do.  For an instance, you have decided to settle down by purchase a much bigger home.  

Now as an example, you have a Php 1.2M Studio Condo unit with a mortgage of Php 300k and you decided to purchase a townhouse with a price of Php2.5M and a required downpayment of Php 500k.
Scenario 1: You decided to sell the property.

In this scenario, you sold the property for Php 1.2M and paid the remaining mortgage of Php 300k. This gives you a net of Php 900k that you can add up to pay for the downpayment of the townhouse.  You will then have a new mortgage of Php 1.6M. 

Townhouse Value: Php 2.5M
Total Mortgage:  Php 1.6M

Scenario 2: You decided to lease out your property for about Php 15,000.

In the second scenario, you have two properties with a total value of Php 3.7M (Php 1.2M and Php 2.5M respectively). You paid for the Php 500k downpayment and took a mortgage of Php 2M. This brings your total mortgage debt to Php 2.3M. However, the monthly rental income of Php 15,000 can help you in paying your total mortgage 

Condominium Value: Php 1.2M
Townhouse Value: Php 2.5M 
Total Property Value: Php 3.7M
Total Mortgage:  Php 2.3M
Total Rental Income: Php 180,000/annum (Php 15,000 per month)


At first look, you will notice that Scenario 1 is better because you only have a mortgage of Php 1.6M versus Scenario 2 where you now have an outstanding mortgage of Php 2.3M. But let us also consider a long term approach.

Let’s assume that the value of the properties increased by 10% per annum. See the new future values after 10 years. Assuming that you have saved all the rental income then there is a significant difference in the net worth.
Scenario 1: Sell the property 

Townhouse Value: Php 6.5M
Total Mortgage:  Php 1.47M

Total Net Worth Increase: Php 5,030,000

Scenario 2: Lease the property 

Condominium Value: Php 3.1M
Townhouse Value: Php 6.5M 
Total Property Value: Php 8.6M
Total Mortgage:  Php 2.1M
Total Rental Income: Php 180,000/annum (Php 15,000 per month)
Total Rental Income Earned: Php 1.8M

Total Net Worth Increase: Php 9,300,000

Both options can be taken and it is just a matter of preference depending on the owner. Scenario 2 presents a much bigger risk by taking an extra mortgage versus Scenario 1 which is just replacing the initial mortgage with a bigger one. As the property owner it would best to understand the type of risks that you are willing to take and future goals that you are aiming for. If you are looking to sell in the future then maybe leasing your property is the best option. If the budget is tight and you cannot afford to take out a second mortgage then probably selling is the way to go. It all depends on what works best for you.

Paying for a property in cash has a lot of advantages. In this 2nd part of the article, we will focus on the pros and cons for paying for a property purchase in full. Both the buyer and the seller can greatly benefit from a cash transaction.

Most sellers prefer cash buyers.

As a cash buyer, you are on top of the sellers list. Every seller prefers smooth transactions that only cash buyers can provide. Cash buyers have a greater leverage and negotiating power when it comes to the price, turn-over date, repairs, and so on. On top of that, most sellers are willing to lower their prices in favor of cash buyers. 

You avoid the risk of low appraisal for your housing loan.

As a buyer, you are at the mercy of the appraisal based on the comparative sales within the market area of your chosen property and the condition of the property that you are buying. A low appraisal means a higher equity/down-payment is required to be paid to the seller. 

Avoid the risk of a disapproved housing loan.

Lets face it, every loan application goes thru a very strict process on determining if the risk for the bank is acceptable in granting you a loan. If a person’s credit score is not favorable then there is a very big chance that your loan will not be approved. If this happens then you need to find another source to fund your purchase or risk losing your reservation or even the paid up equity in favor of the seller.

You save on time, money and effort.

A 30 year housing loan mortgage can add up to twice or three times the price of the original purchase due to interest. Aside from that, you need to pay additional bank charges such as appraisal costs and loan application fee. As a cash buyer, you save valuable time in closing the deal thereby eliminating the hassle of gathering the required documents, applying for a bank loan, going back and forth to follow up. As a cash buyer, you only meet with the seller up to a maximum of 2 appointments. 


Less liquidity

Paying for a real estate purchase in cash requires a lot and you are trading liquidity for long term gains. Always remember that it takes a while to sell a property and should the need arises, you cannot immediately trade your property for cash unless you sell at a loss.

Giving up on other opportunities

There is a bigger chance that you might deplete your cash reserves when you commit to an all out cash purchase.

Price depreciation

There is also a chance that the value of your property depreciates after a cash purchase if it is located on a depressed area.

To sum of the pros and cons, it is always best to consult with your financial planner / advisor and to weigh in your options. This will vary depending on the type and the use of the property that you are planning to purchase.

Most Filipino buyers especially yuppies would jump directly into property investment, the same way as jumping into a hot tub. Most of us are easily captured especially if the monthly amortization payment is very affordable; say roughly around PHP 5,000.00 to 9,000.00 monthly. But for those who would able to save cash through down-payment or in full, there are perks that come with it. In this two-part article, we will tackle the advantages and disadvantages of paying the down payment in full or in staggered basis.  It is a option between a full cash payment and getting a housing loan mortgage.

Equity or mostly known as down payment in Real Estate is the amount of cash that you pay directly to the seller. In general real estate sales transactions, the buyer is required to pay for the equity. He/she has the option to pay the residual balance in cash or thru mortgage from any financial institution.

In most Western and European property markets, the buyer is always required to pay the equity in full. This is because the property has already been built and awaiting for occupancy. In our local market, developers offer pre-selling properties. This means that the property is not yet built and the land is not even prepped up for construction.  As a buyer, don’t expect to see anything in the early stages of the project.  As a young broker, I was astonished to see new projects sell like pancakes even though you can only see scrubs, trees and a few birds chirping.

Some pre-selling projects take about 2 to 3 years before the turnover. Hence, the developer offers a longer payment period for the equity/down payment. The payment period corresponds to the number of months until the property is ready for turnover. Once the property is built, most developers would demand full equity, which typically ranges from 15% up to 30% depending on the developer’s initial offer.

If a person does not have the capability to pay the equity in full but has the luxury of waiting, he/she can opt to buy pre-selling properties. Equity payments are mostly interest free. But if you decide to pay the equity in full, most developers offer about 3% to 10% discount on the equity total. After paying the equity, the property is now ready for turnover and then the financial company, either the Home Development Mutual Fund (Pag-ibig), bank or thru in-house financing would take over the remaining balance as housing loan or mortgage and of course, subjected to interest rates depending on prevailing market rates.
Pag-ibig usually offers the longest payment term which is up to 30 years. Banks usually offer up to 20 years depending on the initial agreement with the developer. In-house financing usually offers 3 to 5 years and in rare cases, 10 years.

In some instances, even if you pay the equity in full, the buyer would still have to wait for 2 or 3 years because that is the set timeline for the developer. In this case, a person can opt to fully pay the equity and get a percentage income and continue to pay a certain amount on a monthly basis. In this process, you are generally increasing your equity, which is more than the required amount. However, you also minimise the balance, and in turn lessens the amount to be mortgaged when the property is turned over. Always take note that the remaining balance is taken over by your mortgage loan and subjected to interest.

Should I pay my equity in full?


  • If you need to move-in asap, then a big yes! You need to pay the equity in full before you can use the property. This is required by most developers and sellers for properties that are already built or ready for occupancy.
  • If you have enough money to cover the whole equity and you want to save by getting the discounted rate then YES.
  • If you want to increase your equity and then reduce your remaining balance while you wait for the turnover, which in turn helps you lessen your monthly mortgage, then YES.
